      A homeseller’s checklist

      Are you ready to put your home on the market? Before you put up the “For Sale” sign, make sure your home stands out from the competition with these tips. Ready? Set. Sell. 

      Maximize your space

      Prospective buyers should be able to walk into your house and get an idea of what it would look like if it were their home. One of the easiest and most cost-efficient steps you can take to ensure this happens is to clean and declutter and de-personalize the space. 

      Over time, things just seem to pile up around the house. Think about the most clutter-prone areas in your home, like closets, bookshelves, attics, garage, cabinets, drawers and spare rooms. Put on your Marie Kondo hat and get ready to ask yourself, “does this item give me joy?” Now is the time to get rid of any extra tchotchkes you might have collected over the years. Depersonalize by packing up or putting away most of your personal belongings, such as photos and memorabilia, to make it more effortless for buyers to visualize living there.

      Time for an upgrade

      You want the buyer's experience to be as positive as possible. Small issues send the message the home has not been well taken care of. Be sure to replace cracked floor or counter tiles, and patch any holes in the walls. Fix any leaky faucets and doors that don't close properly, as well as kitchen drawers that jam. And, consider painting walls a neutral, fresh color to brighten up the room. 

      Inspect the unexpected

      Finally, before you put it on the market, secure a trusted inspector to take a look at your home and provide you with a list of recommended repairs. Newly repaired or replaced items will be worth it in the long run. It may cost a bit, but it will give you the peace of mind of knowing you’re not in for any surprises down the road. Plus, having a home inspection report handy can improve your chances of making an impression on potential buyers. 

      Enhance your curb appeal 

      What is the key to engaging potential buyers from the moment you put your house up for sale? Enhancing its curb appeal! Many outdoor projects can increase a home’s curb appeal, like ensuring your lawn is well treated and cut, shrubs are pruned and flowerbeds are well taken care of.
