Many people house hunting for properties in a faraway location may feel lost or intimidated, but purchasing a new home from long distance works nearly the same as purchasing a home down the street from you. Here are my tips to get started on your long-distance house hunt.

 

Do your research. 

You may have a dream destination in mind, but it is crucial to take the time to conduct extensive research on neighborhoods before scanning home listings. Research will give you a feel of the community and the amenities it offers. Begin by getting a sense of the school system, housing market, job climate and overall livability. Also, look into other aspects that may affect your quality of life, such as traffic, proximity to grocery stores, access to emergency health care, and options for entertainment and recreation. Take time for at least one visit.

Also, visiting in person will give you an opportunity to personally experience the area’s amenities and immerse yourself into the community to ensure it’s the right fit for you.

 

Consider renting if you’re hesitant.

If you’re not looking for a winter home and need to relocate due to a life event like a job relocation, time may not be a luxury you have to do extensive research. Purchasing a new home is an important investment and should not be done hastily, especially if you don’t feel 100% confident in a property or the neighborhood. Long-distance house hunting may not be feasible for everyone. Instead, consider renting first and then begin your house hunt when you’re living in the new location full time.
 

Find a realtor you trust.

Because you’re miles away, it’s important to work with a local realtor who truly knows the area and understands your needs, taste and personality. Working with remote buyers requires extra legwork and extensive communication from realtors. Because you’re not there, you need a trustworthy realtor who will view homes and keep the process moving, especially when time is of the essence. Be particular in who you select because many realtors aren’t willing to go the extra mile. Trustworthy realtors will also be honest in telling you if you’re not ready to purchase a home when you’re living long distance and renting is the better option for the time being.
