Open Houses: Beneficial or not?

As technology evolves, homebuyers are turning to digital viewing options more and more as part of the house hunt. Because of this, some even believe that open houses are a dying breed as they relate to sales strategy. But I’m a big believer in in-person viewing opportunities, so I’ve outlined the top reasons I think open houses are still an effective selling strategy. 

#1 – Higher sale prices and less time on the market
For sellers, opening their homes is very beneficial. According to Redfin, homes with open houses sell for $9,046 more and spend seven fewer days on the market than those without. With more buyers looking at the home in a shorter time period, the need to buy more quickly to beat other interested parties increases. 

#2 – No pressure
Viewing a home with a Realtor one- or two-on-one may cause a lot of pressure on some homebuyers because of the intimate atmosphere it creates. The freedom of saying what you really feel to those who accompany you may feel slightly hindered, and you may hold in your true feelings until you get into the car. With other people around at open houses, it can feel a lot less intimidating, giving you the opportunity to speak your mind without the fear of what a Realtor might think. 

#3 – Convenience for both parties
With such busy schedules during the work week, open houses – usually held on weekends – make for a convenient stop-and-shop for potential buyers. Open houses eliminate the need for unnecessary or additional scheduled appointments, which makes it easier for people to view the home in a casual manner. This also gives the homeowners a specified time as to when their home needs to be cleaned – not as many last-minute viewings!
