Trick or Treat: Four “spooky” signs homebuyers should beware of

‘Tis the season for tricks and treats! When it comes to searching for the perfect home, you could be in for a real treat, but that’s not to say you won’t find a few tricks along the way! Below, I’ve listed four of the spookiest features homebuyers should be aware of on their next home tour.

Roof red flags

A huge problem with a home can be the state of its roof. In some instances, this issue isn’t noticed until it’s too late and you’ve already closed on the home. My advice? Check out what’s happening on the roof when you first preview the home and have an inspector/roofing contractor be an extra set of eyes. When I’m helping a homebuyer, I pull county permits to see when the latest roof permit was executed. If the roof is newer and in good condition, it could mean a lower homeowner’s insurance rate and a safer defense against those hefty Florida storms. 

I don’t like the smell of that 

Don’t let those freshly baked cookies or that Scentsy fool you! When you’re greeted with an overpowering scent at the door, there’s usually an underlying explanation lurking. Next time you tour a home, be sure to take in all the smells and closely inspect floors, walls and ceilings for signs of lingering stains of smoke, mildew or pet accidents. 

What lies beneath – plumbing

Everyone loves the features of a gorgeous new kitchen or bathroom, but while you’re checking out the surface-level aesthetics, you also need to be poking around the pipes. Check underneath sinks for leaks, water damage and mold. Mold is not only unsightly, but it can also cause serious health problems. While you’re at it, take a peek at any exposed piping in basements or laundry rooms to check for rust, water stains and leaking. Poorly managed pipes can be a real nightmare to replace! 

You’re hot then you’re cold

Remember the “evil furnace” from Home Alone? Heating and cooling systems are expensive to fix and replace. Ineffective units can not only leave you too hot or too cold, but can also cost you extra in utility bills. Make sure the heating and cooling systems are updated and in good shape.
