5 real estate resolutions for homebuyers in 2022

The new year is fast approaching. If your dream for next year is to become a homeowner or to purchase another property, it’s important to be prepared for what’s to come. As a Realtor, it’s my pleasure to offer guidance on your homebuying journey and decision-making process. However, preparation on the buyer’s end will make the process more seamless. If you’re looking for a New Year’s resolution, here are five steps to take when the new year hits.

  1. Receive preapproval from your bank.
    Work with a lender or credit union to get preapproved for a home loan. You may be mentally prepared to buy a home, but your credit score may say otherwise. Getting your finances organized is the first step for a successful homebuying experience. It’ll save you the time (and heartbreak) from viewing homes that are beyond the means of what you can afford.

  2. Build your wish list.
    Before viewing properties, reflect on what features you want in a home. Is a swimming pool a must-have? Is an upstairs primary bedroom a deal-breaker? Do you prefer a parking garage? How many bedrooms and bathrooms will your family be comfortable in? Having this conversation with your Realtor will save everyone time, and your Realtor will be better prepared to only show you homes that match your needs.

  3. Be willing to compromise.
    Unless you have the budget of a Silicon Valley tycoon, you’ll need to accept that you won’t find a property that meets all the items on your wish list. Categorize your wish list by “must haves” and “nice to haves.” While steel appliances and quartz countertops are lovely features, you can always make those modifications to a home later. A dream home doesn’t necessarily mean turnkey. Instead, pay attention to factors that cannot be altered, such as a location that would double your commute time to the office, extravagant property taxes that you can’t afford or a strict homeowners association that won’t let you plant your favorite azaleas in the front yard.

  4. Trust your Realtor.
    When you hire a Realtor to represent you on your buying journey, you’re entrusting in their expertise. A Realtor will advocate for you for your best interest, especially in the negotiation process. If you come across a home that piques your interest, do not call the listing agent yourself, and instead, let your Realtor liaise with the other party. The same goes if you’re at an open house. Have your Realtor join you or avoid speaking with the agent present at the event. Even the most casual social interaction can risk yourself in divulging information that can haunt you later when you propose an offer.

  5. Pack your patience.
    In today’s competitive housing market, understand that you may not find a home that’s worth making an offer in your first week of house hunting. And even if you’re in escrow, some negotiations and contingencies can bring agreements to a sudden halt, and a buyer may cut ties. Prepare yourself for the long haul and don’t let your feelings get in the way of the process. You will end up finding your dream home if you’re willing to give it time. They always say good things come to those who wait!
